How this calculation works

payback=investment/net annual incremental cash benefit.

Rent gain excludes vacancy benefits entered separately. All increments are assumptions. Simple undiscounted payback, not a valuation or rental forecast.

What information do I need?

Use records for the same job, equipment or accounting period. Only the fields for your selected entry method are required. An unknown amount is not zero.

Input definitions and where to find them
  • Improvement cash investment (selected currency): Matching invoice, quote, statement, bookkeeping record or explicit budget amount for improvement cash investment. Use the stated period and exclude amounts already counted in another field. Zero means intentionally excluded/not incurred, not unknown.
  • Annual incremental rent actually collectible (selected currency): Incremental rent actually expected collectible, excluding vacancy benefit entered separately.
  • Annual additional avoided vacancy loss (selected currency): Incremental avoided vacancy loss NOT already included in rent gain.
  • Annual operating savings (selected currency): Use matching records or a clearly identified owner assumption for annual operating savings, in the displayed unit and the stated row/period scope.
  • Annual additional operating expense (selected currency): Matching invoice, quote, statement, bookkeeping record or explicit budget amount for annual additional operating expense. Use the stated period and exclude amounts already counted in another field. Zero means intentionally excluded/not incurred, not unknown.

Use the Where to find this value controls beside the inputs for available work-it-out helpers. Estimates remain your assumptions; a helper does not verify the source figures.

Worked example

Example amounts use US dollars (USD).

Example answer: Net annual incremental cash benefit is $1,600.00 for the illustrative inputs below.

  • Annual additional avoided vacancy loss: $300.00
  • Annual operating savings: $200.00
  • Annual additional operating expense: $100.00

Use the result well

Test an improvement against supplied rent gain vacancy and operating savings.

Keep inputs on the same scope and time basis. Calculations retain precision internally; displayed values generally round to two decimal places, with extra precision for very small values and whole-unit rounding where required. Economic comparisons describe your supplied assumptions and do not guarantee future results.
